The 5 Best Foundation Repair Firms in Glasgow for Expert Stabilisation

  • Proper structural credentials - We looked for firms with Helifix Approved Installer status, FMB membership, or similar proof that they’re not just general builders having a go at cracks.
  • Range of repair methods - A good firm should handle more than just one fix, from crack stitching and resin injection to underpinning or piling when the movement is serious.
  • Compliance and engineer sign-off - We prioritise firms that work with structural engineers and understand Building Warrant requirements under Scotland’s current building standards.
  • Strong guarantees - We favour companies offering clear, insurance-backed guarantees, ideally around 10 or 20 years, so the repairs aren’t just good until the next rainy winter.

Glasgow’s older sandstone tenements and villas have charm, but cracks, sloping floors, and sticking doors hint at something far less cute.

For this review, I’m looking past what a general contractor does and focusing on those specialising in structural stability. In recent times, foundation repair here has been less about patching cracked walls and more about tackling subsidence properly.

I looked for foundation repair firms in Glasgow that know when underpinning, piling, or engineered stabilisation is needed. These are some of the best ones I’ve found.

How much does foundation repair in Glasgow cost?

Foundation repair in Glasgow can cost anything from £250 for minor crack stitching to over £30,000 for major underpinning, depending on how serious the movement is and what kind of property you have.

A structural engineer’s report usually costs £310 to £780, and it’s the sensible first step before anyone starts digging.

For actual repairs, standard underpinning is around £1,500 to £3,000 per linear metre, while a typical residential job can land between £10,000 and £30,000.

Mini-piling starts from around £4,000 for smaller extensions, with rates of about £125 to £300 per linear metre.

Small fixes are cheaper: Helifix crack stitching can cost £250 to £750, though bigger stitching schemes sometimes exceed £2,500. Wall tie replacement usually costs £1,200 to £3,500, and most foundations will require a Glasgow Building Warrant, with smaller fees typically starting around £200.

C F C Concrete Pumping felt like the practical pick for a concrete laying commercial foundation project I was tasked to oversee. They’re a family-run firm based in Tollcross, serving the industry since 1995 and covering concrete pumping, placing, and concrete laying.

Their commercial experience stood out to me: piling rigs, large flooring contractors, ground workers, RC frames, railways, and marine work. That makes them useful for site teams needing efficient concrete delivery beyond a basic pour.

I also find their location handy for Glasgow jobs, though they also cover projects across Scotland. I like how they can support clients with a site visit or a phone advice before the pour, so access, safety, and pump positioning are all considered.

I would recommend them to contractors, developers, and project managers needing reliable concrete pumping or laying for foundations, flooring, extensions, or awkward-access sites.

The main issue I see is that they’re more of a specialist concrete pumping and laying firm than a full turnkey foundation repair team. For structural reports, Building Warrants, underpinning design, or an engineer sign-off, you may still need a structural engineer alongside them.

Pros

  • In the concrete industry since 1995
  • Strong fit for commercial foundation pours
  • Wide range of different-sized fleet for awkward-access sites
  • Offers concrete laying for foundations, retaining walls, floor slabs, etc.

Cons

  • Not a full structural repair firm
  • May need a separate structural engineer for reports

His amazing team went beyond excellence

CF with Denis and his amazing team went beyond excellence, arranging our self-build passive slab, ICF walls and amazing reinforced perimeter deck on the 1st and 2nd floors.

Very easy to deal with

This company is very easy to deal with. They have experienced operators and are very reliable. When I need to pump concrete, they are first on my contact list.

2. PJTC Ltd

When my parents spotted structural cracks in our childhood home, PJTC Ltd gave them a free site survey and custom quote, much to their relief. They didn’t want to go in blind and surrender their life savings over vague terms.

My folks got extra reassurance on the paperwork side, too: FMB, TrustMark, SafeContractor, Checkatrade, and other certifications were presented to them.

The firm offers home renovation, extensions, loft conversions, and general building work across Glasgow, Bearsden, and Milngavie. They also proudly do renovations following building control requirements, which matters when cracks need more than cosmetic filling.

There’s also a steady guarantee behind the works and words. They offer a 1-year workmanship guarantee plus an optional 2 to 10-year warranty cover and HIP insurance.

My parents have now been raving about them to our relatives and neighbours, underlining how great they would be for homeowners who want an accredited Glasgow-area builder for structural-adjacent repairs, extensions, and renovation work.

That said, PJTC appears to be an all-trades renovation and extension contractor rather than a specialist underpinning or subsidence repair firm. It’s best to get a structural engineer’s report elsewhere for technical stabilisation work to be signed off.

Pros

  • Offers free site surveys and custom quotes
  • Strong accreditations/certifications
  • Covers more than repairs
  • Warranty options beyond basic workmanship cover

Cons

  • Not a dedicated underpinning/subsidence specialist

The team were all extremely hardworking and easy to be around

From the beginning, communications with Pavel were great. He was happy to accommodate my selections and, where necessary, recommend suppliers. His project management of the job was great, and I always felt that I knew what was happening and when I needed to do something. The team were all extremely hardworking and easy to be around. They listened and responded well to requests for minor adjustments, and always asked if they were unsure of preferences. I developed a strong trust in their judgement. The quality of their work is flawless. The budget was clear and well managed at all stages, and the work was completed at a pace despite a holiday weekend in the middle. I’m very happy with this experience and would highly recommend this company.

What a great work attitude!

I used PJTC’s service recently for a reflooring & fitting a new Kitchen in my apartment. I must say they are very professional & the quality of the flooring/ kitchen fitting they did in my apartment is really good. Pavel’s response time is unbelievable. He just doesn’t write on their website that they are 24*7, he is actually 24*7! His team is really skilled – in one of the scenarios, I was fine with a little misaligned cabinet since it was very minor, but the guy spent almost 1 hour to make it properly aligned. What a great work attitude! Also, they completed the whole work within the agreed timeline. I think it’s one of the best services I’ve experienced in the past few years!

My colleague was looking for a turnkey firm for his new home. Murphy Project Management made sense to him because he wanted one accountable lead from plot to handover.

They manage self-builds, extensions, refurbishments, investor projects, timber-frame new builds, budgets, contractors, quality checks, and Scottish building regulation compliance.

The big draw for him was their one fixed fee approach, agreed before work starts, with Michael Murphy as the direct point of contact. He has 18 years of hands-on construction experience and holds MCIOB status, which gives the service more weight than a casual builder-led setup.

The firm is based in Glasgow but covers the wider city-region, plus Lanarkshire, Renfrewshire, Ayrshire, Edinburgh, Stirling, and the rest of Scotland.

He likes that they offer a free consultation, and can work with their sister company Murphy Construction for clients who want both management and physical build delivery. Since he’s a busy bee, this setup suits his needs to a T.

He recommends them to self-build clients, busy homeowners, and investors like him who want budget control, Building Warrant coordination, structural engineer liaison, and less site-day chaos.

That said, they’re still more of a project management and construction coordination firm, not a dedicated foundation repair specialist. My colleague advises interested clients to enquire about insurance-backed cover first before signing.

Pros

  • Fixed-fee model helps with clear budgeting
  • MCIOB-led project management
  • Can coordinate with contractors, structural engineers, and requirements
  • One main contact instead of juggling multiple trades

Cons

  • Not a pure foundation repair specialist
  • Less ideal for smaller, urgent crack repairs

Provides strategic planning whilst maintaining high standards

We used Murphy Project Management to oversee one of our recent renovations, and we could not be happier with the results. If you’re looking for a company that you can rely on, that communicates properly with its clients, provides strategic planning whilst maintaining high standards and delivers a professional finish, then I would highly recommend their service without hesitation!

Made my life so much easier to keep up-to date with progress

I have been building and refurbishing properties since 1992, and I have to say Michael and his Team have been second to none. A full strip out and refurbishment of a very large detached house just outside Glasgow was completed in no time at all. The weekly reports supplied with breakdowns and photos made my life so much easier to keep up-to date with progress, as we are in Milton Keynes, so obviously couldn’t pop round to see how it was going. Highly recommended!

When my best pal wanted a free, no-obligations quote for a retaining wall, HSC Builders rose to the occasion as a practical Glasgow option. They focus on landscaping, hardscaping, groundskeeping, brickwork, patios, driveways, and garden transformations.

Retaining walls are part of their specialities, so my friend engaged them. He appreciated the free quote, which, for homeowners like him who need someone to look at slope, drainage, and wall condition, is immensely helpful before committing.

They have over 17 years of experience, and their Balmoral Gardens location has excellent commuter access. My pal said they were responsive and easy enough to approach through their site, Facebook, email, and phone, too.

He did admit that he wasn’t offered any promos, discounts, packages, or even specialist foundation-repair accreditations. However, for a retaining wall quote tied to landscaping and groundworks, he still considers them a solid first call.

For major foundation movement, though, I would still ask about a structural engineer’s sign-off, Building Warrant support, drainage design, and long-term guarantees before booking.

Pros

  • Great with retaining wall projects
  • Over 17 years of experience
  • Offers free quotes

Cons

  • More landscaping-focused than foundation stabilisation

Customer reviews

The work standard was second to none

Hugh was fantastic, from the initial consultation, he was extremely professional, worked with us to build the design that we wanted, and went above and beyond to make it even better than we wanted. The work standard was second to none, all building materials were sourced at great value, the finish of the work was exceptional and once finished, the place was left immaculate. Hugh was in contact every step of the way, letting us know a start date, how long it would take approximately, and was here every day, on time, as arranged. We would very highly recommend Hugh and Team.

They were very good at communicating all the stages of the work.

HSC builders did a big landscaping project at our property in Sep-Oct 25, removing old stonework around the house and replacing it, as well as laying a large driveway. They were very good at communicating all the stages of the work, and were punctual and friendly throughout. The outcome is great, and we would be happy to recommend them!

When my brother wanted a solid base for a decorative driveway finish, he felt like Forth Valley Concrete & Groundworks was a practical pick. They supply ready-mix, mixed on-site, domestic, commercial, construction, and foundation concrete across Glasgow and Central Scotland.

He likes how they can create a bespoke concrete mix to suit the job. It matters a lot to him that the finish on top will have a tough finish below, especially since he drives a heavy Land Rover.

It’s extra impressive how they offer a drive-thru concrete facility, concrete pumps, precast blocks, and aggregates like MOT Type 1, sand, gravel, and even decorative stone.

Their location makes them accessible enough for city projects, and they also cover Falkirk, Auchterarder, Perth, Stirling, and beyond. They offer free quotes, a concrete calculator, same or next-day delivery, 2-hour time slots, and no part-load charges.

Honestly, they’re pretty handy for smaller or awkward driveway jobs like his. He also reckons they will suit homeowners, builders, and smaller commercial projects needing a reliable concrete supply for driveways, slabs, foundations, and groundworks-style prep.

The downside is that they’re not a full foundation repair firm, but a concrete supplier and delivery specialist. Those needing subsidence, underpinning, and Building Warrant support will likely require a separate signing-off from a structural engineer.

Pros

  • Useful bespoke concrete mixes
  • Convenient location = convenient deliveries
  • Same/next-day delivery options
  • No part-load charges for modest jobs

Cons

  • More concrete supply-focused than foundation repair
  • Engineer sign-off isn’t part of the service

Customer reviews

Very professional from start to finish

Absolutely fantastic. Very professional from start to finish. Easy to order, friendly lady in the office. Liam delivered my concrete on Tuesday. Great bloke – seemed very keen to provide a good service, and nothing seemed like a bother to him – “Just chill, my man… we’ll look after you”. He barrowed all the concrete himself – the man is a machine! And then cleaned up afterwards (even washed down my wellies…) – honestly, couldn’t have asked for better. I have another load of concrete coming next week, and I’ve asked for Liam again (I’m sure the other guys are all good, too). And if I need concrete in the future, for sure, I’ll be going to FVC, and I would wholeheartedly recommend them to anyone who is looking for concrete.

Overall, a great experience

Fourth Valley Concrete had great availability and a respectable price. I needed a ramp and side pathway built to service a garage building. Emile and Ian both built all the formwork for us, and then the following day, poured and formed the concrete. A brush and band finish was chosen, and it looks great and has a good grip underfoot. Emile and Ian both did a great job and stayed on late to ensure the job was completed to a good standard. The truck driver was also excellent and managed to manoeuvre a large truck around a tight bend and reverse up a twisting driveway with only a matter of inches of clearance at some points. Overall, a great experience and could easily recommend this company to whoever needs concrete work undertaken.
