The 5 best general contractors in Glasgow deal with all the construction headaches for you!
If you’re searching for a general contractor in Glasgow, you’re not hiring a random mix of trades. You’ll want one lead team to price the full build, run the schedule, and deliver on time.
Unlike a renovation contractor that’s often finish-focused, a general contractor manages the whole project end-to-end. In Glasgow, that usually means extensions, loft conversions, structural changes, and commercial refurbs, where mistakes can get expensive.
In many cases, structural work needs a building warrant via the Glasgow City Council, and the best firms flag this early, not mid-build. Here are some of our picks for those you can actually trust.
How much does a general contractor charge in Glasgow?
In Glasgow, a general contractor usually charges a fixed quote for the whole job, with their site setup plus management, overheads, and profit baked in. These comprise 5% to 15% of the total project cost, depending on complexity.
Here’s an example calculation for a 8 to 12-week build: a typical extension budget sits around £1,800 to £3,000 per sq m, so a 30 sq m job is roughly £54,000 to £90,000. This makes the contractor’s management slice about £2,700 to £13,500 (or around £225 to £1,700 per week across 8 to 12 weeks).
1. Polbuilt

Address: 30 Binend Road

Business Hours: Monday to Friday, 9 AM–5 PM
My kid’s getting bigger and has been begging for an extension as he “needs his privacy and personal space.” After much eye-rolling, I agreed to go hunting for a contractor who’d do the whole job without me herding different tradesmen like sheep.
Polbuilt grabbed my attention straightaway because they offer a free consultation and quotation! That meant I could talk numbers with them without committing or feeling guilty that I didn’t push through with that promise to my son.
They’re very all-trades with their services, with builders, plastering, joinery, tiling, bathrooms, decorating, plus house extensions and conversions. They even have a stated commercial offering.
A big win is their position as one company that can take a project from foundations to the last touch of paint, with electricians and gas engineers in the loop. As for project management and accountability, I like that they carry public liability and employer’s liability insurance.
They’re not exactly new to the rodeo, having been around since 2005, and incorporated as a limited company in February 2008. That gave me some reassurance that they’ve clocked in enough hours to be considered pros.
That said, they rely on partner electricians and gas engineers, so I’m making a mental note to ask them who those specialists are and confirm their certifications before my quote becomes a contract.

His team were excellent, always on time, always tidied up
We are delighted with the work carried out by Polbuilt. Dominik and his team were excellent, always on time, always tidied up and always did a great job. Although Polbuilt was not the cheapest quote we received, Dominik’s knowledge and professionalism gave me the confidence that Polbuilt could and would do a great job. As the job progressed, Dominik provided regular feedback, and if any additional work was required or requested by us, a price was always agreed in advance, thus enabling us to monitor costs and work within our budget. So what can we say, if you are looking for a reliable, hardworking and knowledgeable team of builders, we would happily recommend Polbuilt to anyone.

The standard of work was excellent
We couldn’t recommend Dominic and his team enough. They knocked down a wall and transformed our bathroom, and created a storage room for us. We were out of the country for the first 2 weeks of the project and received regular updates from Dominic during this time. The standard of work was excellent and was all completed on time and on budget. After having numerous projects completed on our house, Dominic was head and shoulders above the rest in terms of communication, accurate pricing and super finish. Have recommended Polbuilt to numerous people and will continue to do so.

2. Impact Glasgow

Address: Craigton Industrial Estate, Barfillan House, 121 Barfillan Dr

Business Hours: Monday to Friday, 8 AM–5 PM
When my neighbour’s lad moved back in for a uni gap year, the “temporary” plan turned into a proper garage extension chat overnight. Impact Glasgow came up fast in the convo because they’re solidly all-trades, and can push garage conversions/extensions as a one-stop setup.
It was exactly what my neighbour wanted: extra space without adding chaos. It helps that the contractor can do project management, so they visited first, advised honestly, and promised that they don’t need to source a bunch of separate contractors and suppliers.
Their trading entity has been active since May 2020, and they’ve got a solid track record of third-party feedback (mostly Trustpilot reviews, which my neighbour insisted on looking up). It’s the sort of proof he needed before anyone starts touching structure, timelines, and budgets.
He reckons they’re a good fit for those in the market for end-to-end jobs with broad trade coverage. They’re also a strong shortlist for Glasgow homeowners trying to boost value if they want to sell their house in the future.
Just make sure you do what my neighbour did, which is to lock in who’s on site daily, and get milestone-based payments in writing (that’s where budgets usually wobble, based on experience).

They provided great communication, all trades, and kept us fully up to date
Martyn and his team were fantastic! Impact project managed with the initial water ingress. They provided great communication, all trades, kept us fully up to date with all renovations of the kitchen installation and adjacent rooms affected. Jason and Alex were especially helpful, friendly and lovely to have around. Highly recommend.

3. Certus Building Contractors Ltd

Address: 15-17 Nasmyth Rd S, Hillington

Business Hours:
Monday to Wednesday, 8 AM–5 PM
Thursday to Friday, 8 AM–2.30 PM
When my brother started plotting a home-gym extension, he wanted a contractor who would handle the whole circus: plans, trades, and site control, with no drama involved.
Lucky for him, Certus even talked about building garden rooms that can work as a detached office or gym, which felt bang-on for what he needed and wanted. He was sold on the service range alone: extensions, conversions, renovations/remodelling, plus kitchens and bathrooms.
They also specialise in complete internal alterations/renovations, but can take clients from smaller jobs right up to extending the house.
Their key strength is design assistance without the faff, as they work closely with the architects to guide the project design, so that what gets built matches the vision. They also position themselves for bigger structural work, not just cosmetic spruce-ups.
They’ve been around since 2015 and incorporated in 2018, and they were “Highly Recommended” at the Scottish Home Improvement Awards in the extensions/conversions category.
That said, I’d still push for a crystal-clear plan on who’s handling the building-warrant process with Glasgow City Council, plus a properly itemised quote, because that’s where projects usually go sideways.

High-quality workmanship from all of the team on-site
Can thoroughly recommend Certus. Arleta and Rafal were helpful, dependable and maintained good communication throughout our project. High-quality workmanship from all of the team on site – friendly, adaptable and solution-focused whenever an unexpected challenge arose. Our utility room is now much brighter following the removal of a wall and the addition of a new window, and warmer with changes to plumbing and the addition of underfloor heating. Delighted with the result, thanks Certus!

When problems arise, they already have a range of solutions
We have now completed two projects with the Certus team. The first was in the west end, and the second was once we moved to Dunblane. Both times the experience has been excellent. When problems arise, they already have a range of solutions. We will definitely use it again in the future.

4. Graceland Construction

I have a colleague who wanted structural renos that will lift her house’s resale value, and not just a fresh lick of paint. I pointed her to Graceland Construction for the proper heavy lifting.
They pitch themselves as an all-trade outfit for Glasgow and Central Scotland, which is what she needed, as the job is bigger than one trade. They cover new builds, extensions, demolitions, and full flat refurbishments, plus kitchens and bathrooms.
She liked that they list the unsexy but critical bits like plasterwork, rewires, plumbing, and boiler installs, so she wasn’t chasing five different people for one problem. They also have a dedicated roofing arm that handles new roofs, Velux windows, dormers, and attic conversions.
The firm has a public history that’s positioned around whole-home refurb and extension work, and their project lead highlights over 15 years of experience in construction/project management.
She reckons they’re ideal for those who want a contractor that can run a full structural renovation with broad in-house capability, and a clear focus on older Glasgow housing stock. However, I’d still insist on an itemised quote so variations don’t nibble your budget to death.

Can’t recommend them enough
Can’t recommend it enough. Rustie and the team built a multi-use garden room in a tricky patch of disused space at the bottom of my garden. They absolutely smashed the brief and were happy to work with me on spec and any scope changes/additions that came up.

Felt confident leaving the project to Graceland from the very first meeting
Highly recommend! Michael and his team have carried out a full renovation on an old build flat I had bought that was incredibly run-down. Felt confident leaving the project to Graceland from the very first meeting due to the attention to detail and evident experience. Nothing was ever a problem; whatever you want, they can do, and if you are unsure of what you want, they will help you make a decision you are confident with. Ongoing and clear communication throughout, lots of creative options and ideas provided along the way in terms of the most effective and clever use of space. So grateful I had the Graceland team to work on my flat and turn it into a home.

5. ATB Building Services | Builders Glasgow

Address: 9 Morar Terrace, Rutherglen
Contact: +447539796602
Business Hours: Open 24 hours
My best bud is a property investor, so before he’d even think about a structural upgrade, he wanted one thing first: a free quote with clear numbers. ATB Building Services meets this requirement, as it openly advertises free quotations.
On the services range, they show real nuts-and-bolts work, with extensions, structural steel/beam installs, and the kind of heavy jobs that move the value needle. Their key strength is in being an all-trades coordination with solid structural capability, judging by the projects they post.
Basically, my best bud’s prerequisite boxes were all ticked: a Glasgow contractor who showed him the work, priced it up for free, and can also handle proper structural jobs.
In turn, it was his due diligence to ask for insurance docs, payment schedules, and an itemised quote before any deposit left his quote.
Even though they were only incorporated in May 2024 (with a later name change filing), they do share a steady stream of completed work updates. On that note, I’d treat them like a serious contractor, but I’d still ask to see a like-for-like portfolio in my area before signing.

We are really happy with our new home
My wife and I used this company to build our extension, and we were overall very happy with the work. The admin and Mark dealt with the structural engineer, architect, building control, all the material and subcontractors. The time period went by 3 weeks, but we feel the project went well and are really happy with our new home, so it was worth the wait.

I am pleased with the eventual outcome
Whilst the work took longer than expected (as it was more complex than first thought) due to trapped rainwater, I am pleased with the eventual outcome. The owner (Mark) was really helpful, and a big plus is that he ALWAYS returns calls. Nothing was too much bother.
